I'm Shady El-Marassi, and I work the New Cairo property market — Sixth Settlement in particular. This site isn't an ad catalogue; it's the work I do every day: tracking the compounds in the district, recording their prices, payment plans and delivery dates, and updating them when they change.
Right now I cover 30 compounds in Sixth Settlement from 26 different developers, among them Ora, Marakez, Hyde Park, La Vista, Cred, IL Cazar, Click and Kulture. Every project has a page with the details that actually matter when you're deciding: starting price, price per metre, down payment, instalment years, delivery year, unit sizes and the unit types on offer.
The way I work is simple — rather than selling you on one project, I put the options side by side. There's a comparison table on the homepage that lets you sort the compounds by price, down payment or delivery and see the differences for yourself. When you get in touch, I'll ask about your budget, how many bedrooms you need and which part of the district you prefer, then come back with a short list that fits — not everything on the market.
One thing worth saying plainly: prices in this market move, and inventory sells out. The figures here are kept current, but before any decision we re-check the price and what is genuinely available with the developer on the same day.
